If you are lucky enough to have a piece of raw land, and have found a home already in existence that you absolutely love, perhaps there is a way to get it for a song, or at least a very low price, and move it to your lot.
Sometimes owners of older houses want to build new, but stay in the neighborhood where they currently live. The cost of tearing down and disposing of their old house is enormous, so they are willing to sell the building for an unbelievably low price – like a dollar. Great for you, but the stipulation is that you have to pay for the moving cost.
“Perfect!” you say. So what’s next?
Moving a house requires a great deal of planning, including building permits (even though the home is already built), a demolition/relocation permit, approval from local departments of transportation, building inspection to determine structural integrity for moving, and securing a contractor to pour a foundation at the home’s new resting place.
Hiring a professional house mover will take a lot of the guesswork out of what you need. Look for companies in your area that are qualified and registered with the International Association of Structural Movers.
The information you will have to know before booking the mover includes:
- how the house was built - this will help determine how much the home may weigh
- the width, height and length of your home
Having a few photographs to pass along to the mover will be very helpful for determining how the structure will be lifted and transported.
Costs for moving houses vary from state to state, but on average, it will start at just under $20 per square foot and go up, depending on the size of the house. The distance it has to be moved is also significant. Some moves have cost the new homeowner well over $150,000.
It is extremely important to know which route you intend to take when moving the home from its existing lot to yours. Are there many utility lines? How many curves in the road will have to be navigated? Will the movers have to deal with railroad crossings? Will it have to pass through more than one city, town or district, each of which requires moving permits?
Once the house arrives at its destination, it will stay raised until the new foundation has been poured. Soon after, the house is lowered and the utilities are installed.
