1.Don’t respond quickly to leads. Clients have obviously only chosen you and are happy to wait around for days to hear from you.
2. When you’re dealing with clients, make sure that you answer all their questions with a flurry of buzz talk and ignore what they’re really looking for. The point is to sell them a house; not to sell them a house that they will really like.
3. When communicating with a client who prefers email, let them know that you only check your email once in a blue moon, despite the message on your website, listing your email and stating, “Contact me Anytime!”
4. Take your time when responding to questions from your clients. It’s not like they’re not going to be around in the next few days.
5. If your clients have told you that they are pre-approved for $250,000, but are looking for a home closer to $200,000, show them only homes that are between $240,000 and $250,000. Don’t pay any attention to their concerns about the mortgage payment; if they’re pre-approved, it’s within their budget, right?
6. When driving around, talk about nothing but the deals you’ve made and point out every single house you’ve ever sold or helped another client to purchase.
7. Be condescending when you do speak with your clients. You know everything and condescension makes you look more knowledgeable and in control.
8. Every house is the perfect one for them. Ignore the fact that your clients want a fully fenced yard and three bedrooms; keep on showing them unfenced two bedroom homes.
9. Push your clients to buy, buy now. Have no qualms about inventing ‘other interested parties’ even if there aren’t any.
10. Don’t listen to your clients’ concerns about the costs of purchasing real estate. Buying is *always* best!
Losing clients takes some time and effort to do quickly, but if you work hard at it, you’ll find yourself client-free within a very short time. In fact, you might be astounded at the celerity with which you are clientless. Now you have more time to work on the website that you’re certain is to blame for your lack of serious leads.
