U nlike any time in history since record keeping began, it is more important than ever before. The complex the financing end of the transactions get the more it is important to have a professional agent that is informed of the latest changes in laws, underwriting and the market inclusive.
The financing or mortgage industry has become complex for the best in the business, even seasoned have to spend of a lot of their time reviewing changes almost on a daily basis. The days of just filling out applications and get approvals are gone, it takes more time making sure that all details expected and unexpected are met in advance prior to submission to and underwriter.

If a buyer who has a 800 credit score and enough assets to qualify and discloses everything can expect the possibility of delays.

The complexity of what may need to be address is endless, the underwriters today seem to have fear in signing off on files until they have exhausted all scenarios. Today the underwriters seem to not be looking at reason to approve loans as they are to find a reason not to clear the file for closing.

Today’s buyer must be ready to disclose issues they never even dreamed of when it comes to getting mortgage, things are not what they use to be. The buyer must have a minimum credit score of 620 just too even be spoken to by anyone about buying a home. If you are a buyer who considering buying your new home today you better start well in advance to make sure when you find that home you are going to be able to close.

In the past when I buyer want to buy a home they looked around to find and agent to work them, most times this was off of a sign on a lawn. But today 90% of all buyers come from the internet and have been on there for many months, before they even speak to anyone about financing and buying a home. That fact they make thing they want to buy and home is good, but it does not make you a “Ready, Willing and Able Buyer”, is what it takes to make a offer in a home.

A buyer today should seek the expertise of a mortgage professional, who shows their knowledge of the market and the industry as a whole, with focus and commitment to customer service. More important today then rate; is the strict following of times and dates. Most agreements are predicated on clauses in the contract are necessary for the buyer to complete the transaction, all of the clauses contain dates of performance, such as Mortgage Contingency clause. This clause spells out what they must do with a given period of time, such securing a clear to close on the date of closing.

Due to the mortgage industry and changes in funding and or underwriting guidelines this time and date may not be met by the lender, have the right agent to follow your mortgage and any dates on a continuous basis to make sure they are on track. Having a agent who only works for buyers, who is able to focus on each individual personally can make all the difference on a timely close. Many agents claim to be a buyer’s agent, but at the same time they are listing homes for sale which today takes a lot of work to sell the home, may not be able to do all things. This does not mean there may not be delays in mortgage approval, title issues and closings, this is becoming more frequent, even to buyers who have 800 or better scores and all of the fixed assets they will ever need.

The agent today in order to help their sellers get their home sold have to focused on marketing the home, more and more today marketing has to be a full time job. There is more to marketing a home then just placing it in the MLS. The professional agent realizes that they are in the marketing business and real estate is the product. Just any company trying to sell a product they know they have to market to be seen, with market in real estate as it is marketing is more extensive than ever before, not to mention competitive. With more and more homes entering the market each and every day the home of their seller must stick out from the crowed and be places where buyers can find them.

Why a Listing Agent should connect with Exclusive Buyers Broker!

The fact is most listing are not sold by the agent who listed the property, they are usually sold by another agent outside of the listing office. The being the case; the selling agent becomes the buyer’s agent on the transaction. The only difference in many cases that selling agent is also a listing agent who just did not have a home in their own office to meet the buyers needs. The exclusive buyer’s broker only works to market extensive to find buyer this is all they do so they will spend most of their time finding ways to reach buyers.

The agent who has listings can offer their sellers the best marketing for their home by reaching more people in a targeted marketing approach directly at buyers. By working with a Exclusive Buyers Broker the agents can double or even triple their marketing efforts without any additional expense. This is accomplished with utilizing IDX and other marketing techniques, and the fact is the Buyers Broker does not list properties at anytime as to not compete for listings with other agents.

Seller should ask the agent who is going to market a listing should ask the agent upfront if they supply all listing information and allow buyers brokers to market properties to buyers around their areas this will give them a better chance of selling the home faster, because it will have more exposure to all the buyers who are in the market. 

The fact is most listing expires due the lack of real marketing and the MLS is not enough to sell a home today. In addition; the seller should make sure that the agent who lists their home must have a detailed marketing plan, which today includes more than one picture of the home. The more about a home that is disclosed and offered, the better the marketing can be to target the right buyer who is ‘Ready, Willing and able to buy the home. The fact is the more that is out there in the way of pictures, video and all of the details and easier it is to find the one in hundred buyers’ just wants to buy your home.
